I don't know about wall maps but if you like paper you can get one of those county spiral bound map books from Rand McNally and start writing numbers on them.

Nothing screams "stale" more than exterior pictures from another season.Like I mentioned, It seems to me (and I don't have access to your MLS) that you priced it too high initially; that can be a fatal mistake, now you are in a downward spiral and any offer you might get will automatically below asking price.

The property is in a downward spiral, so I think this could be a fantastic deal with great value add/upside potential.The problem: I just got financials today, and P&L from 2015 and YTD 2016 shows a negative NOI.

I know this sounds like a robbing Peter to pay Paul situation, but we are in a very interesting situation where the stimulus thing is NOT working, people are not wanting to go back to work, and inflation is on the tipping point of spiraling out of control. because the problem with this raising the minimum wage bit, is that that money is coming out of the bottom line of the business, and the only person who absorbs more cost is the consumer.

Also the economy of that location or state could be harmed and you would be harmed (even if you did really well in a downward spiraling market the market forces may overwhelm you advantages).Diversification is definitely a wise move to be safe.
