I know when it comes to many cities there are long permit processes and also there are specific air laws that go into each city.I would love to hear a story that goes over an experience pertaining to developing/rehabbing a property in the DC area. 

As for offering subject-to financing, this is something that can be advertised under 'seller financing' in our local MLS, and there's investors that search specifically for listings with that marked, so that should introduce your property to a new set of buyers that may not have considered it before.

@Matt Weddon, I try not to even think about those types of things UNLESS there is objective documentation or they admit to doing something specific.

I am specifically looking in Essex county, MA because I want to house back close enough to my current W-2 job.

The other is a smaller operation which does a lot of business in the specific neighborhood the house is in.  

To go a bit further into what Dmitriy mentioned, since your IRA earns the income the tax treatment is specific to your IRA.

And, many agents that I have dealt with won't do much more than ask you what neighborhoods you like and setup MLS notifications when a property with your criteria comes up.  

We have fair landlord-tenant laws, similar to Texas, but still the specific process is different.
