I think comparing to the two-- syndications vs index funds-- is too difficult because of the nature of the specific RE under the syndication versus the broad economy(global and domestic) the index funds capture.

Generally speaking, you will have better economy of scale with a 4 plex than a 2 plex.

Just wondering how you feel about the unique challenges NOLA has relative to economy & climate change (insurance), population decline.  

They move there and live/work there.As for the other, mis-match, places, their economies collapse from a lack of workers/support staff.

The economy is rapidly growing so we see both cash flow and appreciation potential here.
