I supply a similar cover for the master bed because I've had dogs' nails snag the stitching on the quilt. 

.- If I still look at it, I would discard it because why take the risk on a bad sofa when I can rent a similar property without such comment.- Once we get more great reviews, the influence of that one will reduce but we have to make sure it doesn't prevent us to get bookings in the first place!

I would be shocked if your tenant tried to move with an increase of 100 bucks or less, due to the fact of limited supply for similar size and type for under 1100 a month. 

Canada has credit reports similar to USA.Google to see if they have a version of TransUnion that can be used to access.
