I have a 4 bedroom beach property, so have the same problem as you with FF. 

I started allowing dogs a year ago at my beach property, and this past year 55% of my guests had dogs.

Nobody else is by the beach and that's not an issue as you're close enough to the beach from pretty much anywhere and Tulum isn't only about the beach.

It seems there are a few other parts of Jacksonville with similar budget range and that could be viable, anything near the beach is definitely out of the question with my budget. 

It does have nice destination and asan owner i like the private beach (not so good for the public).

Do I give up access to transportation, restaurants, cultural activities, doctors, emergency medical care, religious and business activities, vet care and maybe more, to live in the country on my ranch or on the beach in a beautiful country, or do I keep access to all those things and live in the city? 

I manage a lot of properties 5 mins from Clearwater Beach and I just use the stock photos :)
