In Philadelphia area there are several REIAs including Diversified Investors Group (DIG), Delco Property Investors (DPI), and South Jersey REIA (SJREIAA) just to name a few.

I used an 8082 several years ago with no blowback.  

At the sale, some people, who it must be presumed did not look at the property and there were several bidders. 

There are not a plethora of 'home run' STR's that are going to return in 2-3 years but there is significant value and definitely properties that will return 20%+ COC and definitely several dozen that are obvious values in their own right, and will absolutely carry all operating costs. 

I have helped several investors recently acquire single family homes around the $400K price point that rent in the $2,200-$2,350 range.

I know, its my fault I didn't inspect the sewer line but in my defense, having such inspection contingencies makes it nearly impossible to find a viable BRRRR deal, as there are several investors lined up ready to pay more, in cash, and no contingencies.
