Heaven forbid they are clumsy and trip over that broken sidewalk to your front door that the cheap low-cost inspector didn't make note of - and BOOM, now the college student owns you.

There is no way in heavens world that they can escape paying 5 or 6 percent interest on their trusts and that interest rate was incurred several years ago.

They are not from the same country, some from Cuba, some from Ecuador, some from Peru, yes they all speak Spanish but not sure if that's "homogeneous".The property is only a few blocks from State Road 7 US 441, and that street is very busy - public transportation, stores, strip malls etc...so I suspect many work there, in the restaurants, auto repair, tire kingdom, hub cap heaven, super markets, pet shops etc...

Another example here is a refinery for ethanol, that is going to stink to high heaven, if your property is down wind you'd be upset.

I definitely know the area fairly well and even have some good tenant sources in the Loma Linda area (I'm a professor) and I have to say if you're going to rent to college kids, a Seventh Day Adventist (no alcohol or caffeine) Medical school is a good place to start.
