From the website and information packet I read through it seems like a good way to dip a toe into farmland investing but haven't really been able to find any independent reviews or feedback that isn't posted directly on their website.

This quadplex looks promising and was wondering if I should go this route or in another direction.

Most lenders that I work with give Wholesale Rates (vs retail rates when you go directly to a lender). 

If you put the house in her name and you have siblings or other folks who would have a claim as a direct heir on her estate, you run the risk of losing the property to another heir. 

this is a direct relation to lack of inventory.. new construction on many markets is as robust as its ever been.. we have had spectacular years the last 3 years of course during covid was tough with supply chains but my 500k house I am now selling for 700k and my build cost have gone up by maybe 100k.. so record profits for us.. 

As a new investor, your best bet is to start small with an app like DealMachine or Propstream so you have direct control of your options.

Hey @Brett Baker, generally, any place with a great water view or directly on the water will bring more revenue.Of course profitability will all be based on purchase price and prevailing nightly rates in the area.If you find a cool 2/2 or 3/2 right on the water with a great view for 1.5m or a 2/2 or 3/2 house a block away for 600k, then I would look at the house over the condo.

They said we have to build new walls because the old walls are directly on the concrete, and this is not allowed.

In this case, the buyer does not pay the loan directly.
