Yes, an asphalt shingle roof will eventually wear out, but expensive roof repairs generally stem from not replacing the occasional shingle blow-off or failing to put $5 of roof sealant at flashing areas.

He's also not done things we agreed to (place a sealant over suspected asbestos tile flooring before LVP), or chagned plans without notifying me (Locations of mini-split heads to different ROOMS, rather than more central areas).So today he asks me for a progress payment "so he can pay the other subcontractors and recover cost of additional materials he's incurred."

The inspector said it had a higher gloss which would make acid etching difficult so I'm trying to decide if I should just try and seal it with some sort of paint/sealant, and then carpet.
