I think the only ship that doesn't sail is a partnership, I've been through it as well.

I hope to develop a tract of land and call it quits from Real Estate and sail off into the sunset with my Family.

Depending on the opportunities, we'll probably start with flipping and do buy-and-hold at a later stage, both in the Netherlands.In my private time I enjoy playing field hockey, sailing/boating and doing all kinds of technology projects (Arduino, electronics, etc) I love technology, how it makes our lives easier and I love to combine this love with real estate.

All the preparation in the world could not have made my first deal smooth sailing.

You're ship has probably sailed on the appraisal just completed, but if you were to use another lender and pay for another appraisal, feed them information.
