It WILL always be like smashing through a wall with your head as fists as the hammer, you will "get bloody", it will hurt, it will exhaust you, it will test you to your breaking point and beyond.

I started with 2 and wanted to test the waters, so far it’s luke warm.

Lately we have been selling off the smaller properties in the portfolio, rolling those into bigger or nicer units with a 1031 exchange.

It's a roll of the dice.

so far so good one project is well and septic.. of course we had to drill wells and do all the ground tests etc.. the other projects are basically infill with mainlines already established. out west here each state is different.. in CA you will hear the term Mello Roos ..

Once you narrow it down, start with small jobs to test their reliability and quality before giving them bigger projects.Building a solid network takes time, but having dependable people on call is a lifesaver for your rentals.

I've been pleased with them for well over a year now, and will probably roll-over my investment with them when the current funds wrap up.  

I need to get the ball rolling asap.

I just want to focus on what I do and whether I can legally employ one or another approach/strategy, to test its viability.
