I mean there is so much to scrutinize here we could spend an entire afternoon reviewing the actual deal let alone the financing.I wish you luck either way man.  

We have been around the bigger pockets community for over a decade now and have more 5 star reviews on bigger pockets than any company on this website in any industry (>270 5 Star reviews).

Review every statement, email them with questions, and ask how you can assist them.

Also I can start with 50K inital investment rest is financed & maintenance will be free for first few years is what he said.I have seen some very bad reviews for the old Clayton Morris firm but not many reviews for the new Josh Gilmore (josh@sdirawealth) SDIRA wealth firm.Has anyone done recent business (2023 or 2024) with SDIRA Wealth?

They have 4.8 stars out of almost 1000 reviews, and the BBB gives them an A+ rating but they require 4 to 6 thousand dollars up front to work with them.
