Some hard money lenders will fund the project but I agree with Nicholas L's response that it's harder when you are a first time investor without a track record. 

This can create a subtle but effective pain point for the landlord—especially if they’re not excited about taking on those responsibilities.

I agree with Jonathan's response. 

Over the past few years, homebuilders have ramped up construction in response to demand, and a wave of new housing is expected to hit the market later this year.

There is a "joint and several" clause in every lien that means you are both 100% responsible for the payments, so always something to keep in mind.
