@Jonathan Greene and @Mike Grudzien I agree but I was hoping to hear from some certified appraisers and if they would comp leased land versus owned land in an appraisal.Jonathan, you are guaranteed the land through the current lease period, but not guaranteed of a renewal.  

However, the absence of a renewal option in the lease could indicate uncertainty or strategic flexibility.

Would you wait till the homeowner's policy is up for renewal and then change it to a rental policy?

Great property, renter renewed a 2 year lease.

If that isn't outlined in the lease, I would do that at renewal but potentially include that until that happens. 

In both cases we did 30 day non-renewals.
