@Karen Seguin, it all depends on what you are trying to convey to your tenants.At minimum, any welcome letter should provide updated contact info for maintenance requests and mailing address for rent payments, and if the legal notice address is different than lease, include that.This can also be a good way to politely remind people of any general rules that you expect them to adhere to.  

I say in my description and remind them when texting the door codes that it is all Roku and streaming, and they need their passwords for channels. 

Typically, we send 3-5 emails each month with the Zoom link, topics, and reminders.

It reminds me of a story when I used to work at a church.

They understand their obligation, so you don't need to keep reminding them or giving them chances.

REMINDER: Even when you make a deal with a non paying tenant to always continue the legal process in tandem.
