forget to mention , there's recent development to build new class B+/C hotel like BestWestern in the area of around Waikoloa, so it's starting.This island is missing the middle lower-class brand-name hotel due to very limited hotel approval but it's there in extremely very limited approval.I think most local would reject most development, hence Kauai and big island is still more natural compare to lets say oahu/honolulu....

Which then raises eyebrows and you could end up doing the repairs yourself before sale, getting a lesser deal, or be stuck with it and doing the repairs yourself.I've had offers at 100k over ask be rejected for 30k over with no inspection.

Here are the details:Assumable loan balance: $750k at 2.75%List price: $950kDownpayment needed: $200k to cover the differenceMy initial plan to make this deal work included a few options:Getting a loan for the $200k difference.Bringing in a partner.Asking for seller financing.However, when I discussed these options with my agent, I hit a few roadblocks:Second Mortgage: My agent said no bank would provide a second position loan for the $200k.Seller Financing: He mentioned that 99% of sellers would reject this, though we're asking anyway.Agent's Advice: He suggested I just get a conventional loan and put 5% down for the full $950k, but I feel this defeats the purpose of leveraging the assumable loan.Given these challenges, I’m trying to figure out the best way to raise the $200k.

If you've been getting tons of applications and just rejecting everyone then that's one thing, but if you aren't receiving a healthy number leads, showings, and applications, you should really consider lowering it.
