I️ bought a turnkey property, they had a new roof, new furnace, new hot water heater, refinished floors etc.

I would refinish floor in room & hallway, then install same flooring for stairs as well.Is it a rental or flip?

I'm in the process of refinishing the hardwood and updating the bathroom, then just tackling some minor cosmetics before moving in.

Chris Lynch for sure i never do those things except refinish hardwood if already there and able to do so.

The plan going forward is to try and refinish the hardwood throughout the house.  

Which leaves me to do the repairs inside - refinishing 2200 sq ft hardwood and concrete floors, repairs to 2 bathrooms and gutting a 3rd, as well as lighting, entirely redoing the kitchen, painting walls and sundry others. 

Everything is refinished, new kitchen, finished basement.   

Our cash-on-cash return would be much less, but we'll still get principal paydown and everything besides the roof should allow us to raise rents (central air, updated appliances, open up the kitchen/livingroom wall, refinish wood floors).
