I understand the concept, I own some REIT, but I wanted to tap into more hands on investing, and perhaps build wealth faster as BRRRR allows for that using 75% loan to value options, etc. 

Their concept is excellent and they have some successful venture capital backers.

Youtube is great - you can learn many different things from what neighborhoods look like, how to fix a part on car, make a certain type of dish/meal, understand a concept..etc

Seems like you have learned certain concepts that work but tend to escape even the most experienced landlords.

I on the other hand am begging for him to try a cpa since there’s alot of new concepts with maintence vs improvements etc for tax purposes.

If the answer is no then you are feeling desperate and not thinking rationally.
