I have only done equity raises and there is overhead associated with doing them, but there is also a lot of value in having a partner to help herd the investor cats and pull together all of the paperwork.  

It looks like it has broken radiant floor heating.

I'm also not an 'expert' on this REI stuff, by any means... but 'market cycles' are 'predictable' in the sense that the same people control them and pray off of the 99.9% like clockwork... and as many an 'insider' have said, in effect: "Watch what the herd is doing... and be prepared, then do the OPPOSITE."

I know how this goes I have been doing HML for most of my 40 year career.. when a borrower goes dark its a nightmare.. you now sprinkle in all these portals which are really just guys trying to broker deals.. and they are spread all over the country. and the people bringing them the deals may have been turned down by the local HML and you have a herd mentality going on.. .

Unlike the stock market, where tens of thousands of analysts are analyzing most every stock out there, real estate is an inefficent market where a determined and savvy investor can search out and exploit market opportunities before the herd discovers them.I feel like there should be an American flag waving behind me right now with the Star Spangled Banner playing in the background, but to me real estate is what America and capitalism are all about: with some hard work, determination, guts and grit _anyone_ can succeed in this great land of opportunity.
