I'm very careful to avoid publishing the addresses and the addresses don't appear in the videos or the photos. 

I personally have my contractor sign a "Independent Contractor Agreement" and I will have it specify the dollar amount of the renovations in the agreement and attach the scope of work to it.

From your post it looks like you didn't have a property  inspection by an independent third party and are going by what they have told you it needs to be a functional rental.7.
