Stabilize this one and go slow.

Moving into a flip is going to slow down the process and thus raise carrying costs.

I know Hunter is busy, but it seems like something more needs to be in place for people that have just onboarded, though maybe I'm just not being patient enough as I'm sure they onboarded a surge of people in conjunction with the really excellent production.  

While it's user-friendly and fine for selling physical products, its scalability for managing multiple rental properties is limited compared to WordPress.

Yes, they can be slow with the first payment, but as long as the HUD paperwork is complete (essentially a promissory note here), the money always comes.

i loved their videos and i did contact them, but am worried as some have suggested that they pawn you off to juniors and that their response is very slow.

I would not start paying off properties (if at all) until you are done buying as it will slow you way down. 

I would suggest going to the find a lender tab here on bigger pockets to find a local lender who has the same products. 

Typically this means they will take longer to close, may not have all the information for the companies they work with, and most hard money brokers get their money by taking an existing product and adding extra points to pay their fee.What is your investor success rate?
