Personally I prefer single closing.

Investment Criteria:• “Core” strategy – High-quality properties with minimal renovations or maintenance issues• Stable tenants & cash flow – Long-term leases, steady occupancy• Commercial preference (?)

Without the tenant explicitly stating (preferably in writing) you can trash whatever is left, you likely have a requirement to store items left behind. 

I always prefer to use a CPA who works with other investors and Realtors such as myself.

If you would prefer to do it on your own than that is fine too and you will just have to grind it out and save like crazy but it will be worth it.

My preferred market buyers being investors and cash-buyers.

Prefer Dayton, Akron, Columbus.Tennessee - is a lower property tax state and the properties cash flow pretty well.  

If you prefer steady cash flow and lower risk, Ohio is a solid choice.

Also, what is the preferred credit score when refinancing does it matter?
