Essentially, the owner of the property agrees to receive payments from the new buyer over a set period of time until a pre-determined purchase price is paid to the original owner in full.

@Michala Vander Ploeg That is exactly what I am doing now =) when  trying to make your list, it helps me by having pre determined metrics that I am looking for.

If after a total of 3 months we still haven't sold the property, the flip company will sell the property to the buy and hold company at a predetermined price, thereby guaranteeing the flip company a minimum profit.

Further, they will limit themselves to offerings where the sponsor “promote” is limited to 20% or less, and paid out only if and after the outside investors get their money back plus a predetermined return on invested capital.  

to give you an example: I know an investor that buys for appreciation and on average and based on his pre-determined standard: loses up to $300 per property purchased.

As a wholesaler, do you have an established or predetermined criteria that you use when looking for properties?

and if so, can I negotiate the length of due diligence or is that predetermined? 

further, should i add $X utilities to the FMR on the chart for my rent rate or does the FMR as listed on the chart already have some predetermined amount added in for utilities? 

ANY PROGRAM that does NOT offer a refund within a predetermined time frame, should be a flag. 

If I was to find a property, and ask one of the investors to put up $15k and I put up the other $10k, then every quarter split the positive cash flow between us at some pre-determined percentage.
