I'm looking to categorize my buyers and blast out a text message to specific groups whenever I get a property that fits their criteria.I'm sure services like this exist out there but I'm looking for the most cost effective one and I'd rather hear the best from you guys rather than from the salesman pitching their product.Does anyone use a platform like this and how does it perform for you?

If the proforma has the rent roll at $1400 a month, there is a discrepancy that could lead you into a bad assumption on your business plan.Also one caveat, be aware of physical delineations around the area like bridges or railroad tracks or a canal. 

Are there specific factors you look for in an area to make sure it’s a good fit for this type of rental setup?

Basically since you have these two assets at your disposal maybe tailoring a couple of investments to fit those assets might be the easiest way to go about it versus looking for a needle in the haystack.Just my 2 Cents.

Once this is determined you can select the best neighborhood and asset that fits your capabilities. 

I also didn’t deep dive into each listing as I wrote this and just simply found examples of photos I thought fit this and Airbnb did as well.

Also, coming from running a business just think of RE as a business (which it is), the numbers have to work and your investments need to fit into the big picture.

If local options aren't a fit, expand your search to other markets with strong rental demand.

That could totally be based on execution failure, but for us, it just wasn't a good fit. 

Right now, your fighting saying this square peg won't fit into the round hole.
