When I was buying my first property the first thing I did is I got the property early and talked to the tenants about the property, previous owner and any issues the property had in the past or that are on going. 

I located, through public records, some people who either bought notes in the past or lent money secured by real estate in the Shasta county (not the owner finance people - only people who have lent on a property they didn't sell).

If anyone has one they've used in the past or can recommend one please let me know.

Maybe it is from their past or something else.

My first deal came from sharing my goal with a pastor who introduced me to a couple guys and one of them introduced me investor who helped me find a good opportunity.

It could be someone you intern for, or just an individual that you have met and attracted into your network.Know this: that person is worth their weight in gold, and can be the primary person that you run things past or ask questions as you move through your day.
