Hello Mike, It is nearly impossible to answer this question without taking a deep dive on the numbers of each but often times in expensive markets like Seattle the cost of construction is so high that it doesn't make sense to tear it down unless you can build something way bigger/nicer.

No one can answer that because we don't know what market you are in and what your list price is versus the actual value, as well as the scale of the town.When something hasn't sold in 50 days, it's overpriced.

The challenge for a PMC is having the time to answer all your HUNDREDS of questions and handholding you as you learn, while still making money.
