The wife and kids would prefer to stay. :)   I'll likely do the HELOC and not worry about the extra taxes on gains over $500k when I finally do sell someday. 

For all they know the neighbor next door's kid showered without a shower curtain on Monday.

I presume many other families or even people without kids prefer the proximity.

They don't really care so much about facts, reality, what's good or bad, they just want a giant damn snickers to cram in there pie-hole, and to feel guilt free when there doing it.Now before ya-shake your fist in the air over the collective stupidity/insanity of it all keep in mind, these are the same kids that we all decided to raise where nobody got 1st, 2nd or 3rd place anymore, no-no-no, we said that would hurt feelings so we decided regardless of actions EVERYONE got a medal, the exact same medal. 

I think guests hardly ever damage things intentionally, but when you have luggage coming in and out all the time and little kids running around a "new place," there IS a lot more wear-and-tear, scuffs/dents/scrapes, and broken glass. 

It would be a great starting point for their kids in the future if they can keep it.
