Personally, I find BTRs to be more predictable with fewer ongoing maintenance issues, and they tend to attract high-quality tenants.

Historically used online software without much issue.Now that I'm looking at the settlement statements from 2004 and looking at a sizeable depreciation recapture hit, I came across a number of questions / issues:1) I believe in 2010 I incorrectly set my basis (I did not include the parking space and upgrades to the units - granite, flooring, etc.).

My guess is there are some STR owners or managers genuinely unaware their current pricing exceeds the price gouging thresholds until it is brought to their attention.]Will PriceLabs and other dynamic pricing tools- respond quickly and appropriately to these issues?

We are a small partnership with 4-5 properties currently, but we are growing and hoping to find a reliable lending partner that we can do repeat business with.About 3 months ago, we successfully completed a BRRRR deal where we had excellent numbers, over a 1.25 ratio at 75% LTV, our guarantor partner has an 800+ credit score, and we had no issues qualifying for the loan.

That is done via placing the highest quality tenant possible, keeping issues to absolute minimum, keeping maintenance and service calls to minimum, because to make it work properties have to operate on cruise-control.
