You learn a lot about data and analysis, renovation costs and dealing with tenants which can mitigate some of the fear of investing.

As mentioned above there are sensors that can help, and strong verbiage in a rental agreement should help mitigate it, though not 100%.

I'm sure there are strategies to mitigate that down the line when that time came such as a 1031 or something along that route?

The only problem is, they seem to be very lazy and inconsistent (just irresponsible all around) - in the past when I've had to send them warnings (short of an actual 3-day notice), they do mitigate the most important issues but only half-assed and temporarily.

Section 8 is a great way to mitigate your risks if you have properties in super low income high crime areas.

We've done gap lends before....it is riskier but there are ways to mitigate risk by working with the right borrower.
