Hey everyone, what tools/method do you use for estimating the cost of maintenance and repairs of a multi-family home (2-4 units) ?

This is the Dave Ramsey method of investing that works better if you have large amounts of capital and are just looking for monthly income. 

Also, it often helps to connect with a local agent/do extensive due diligence on renovated/new construction properties to see what the property may sell for or appraise for (if doing BRRRR method) as that can impact the price you should pay.

Well, not long ago somebody made a post about BRRR not being a good method at this point.
