It grabs attention, gives potential guests an immediate sense of what sets your property apart, and helps them imagine staying there.

Here is what I would do:I would still close on the property but send a letter to the sellers broker and the seller along the lines of below (note I would have an attorney write it and send it):It has been brought to our attention there was a $15,000 insurance claim on the property.

However when done correctly you shouldn’t need to write a single message to the majority of guests and still have them feel warm and fuzzy because you have been an attentive host.

If you split your attention, you may do both poorly.

I own all my toys, never seriously worry about money (I suspect everyone with any money always at least pays attention to it), spend my winters in Florida and rarely work in any sense (I do some consulting and side teaching) more than 10 hours a week.

Quit comparing it to other forms of investing because you are wasting your time and, at this point, creating a lot of unnecessary negative attention to your idea.

Emphasize that this was due to the guest’s actions, not an “act of God.”If escalation doesn’t work, consider sharing your experience in Airbnb host forums or on social media to get their attention.
