We allow Tenant Portal (ACH), Direct Deposit to our bank, Venmo, Strip (credit & debit cards) and old-fashioned mailing of checks. 

Surely this could be an issue with the foundation of the house soon.I reached out to the builder twice by email and once by certified mail and there has been no response. 

I mailed a 3 day to pay or quit notice, obviously nobody was there to receive it.

The rent checks are mailed a few days in advance of the due date.

@Karen Seguin, it all depends on what you are trying to convey to your tenants.At minimum, any welcome letter should provide updated contact info for maintenance requests and mailing address for rent payments, and if the legal notice address is different than lease, include that.This can also be a good way to politely remind people of any general rules that you expect them to adhere to.  

I know the founders personally, and the ability to call or e-mail when I have an issue and get a quick, personal response makes it worth every penny.

Look for off-market deals through wholesalers or direct mail.

I have thought about direct mail campaigns and like the idea, but that tends to have at least a 2-3 month lead time on contacts.

I have seen where lenders balk if the wholesaler fee is over 15%.a lot of flippers have started trying to find their own deals with driving for $ and direct mailing.

Out of the 20 letters I've sent, I've had 1 guy get back to me and we were in discussions but weren't able to find a price that worked for the both of us.The issue is that I only have a few houses on my mailing list so far (just places I've walked or driven by that caught my attention), and blindly searching every street and address # to see which houses are actually legal multifamily will take forever and doesn't seem efficient.I know the data is publicly available, I just don't know how to aggregate it in a way that would be efficient and useful for blasting out marketing mailers.Are there any websites that can pull massive lists of all multifamily houses in my area?
