Why should seller loose so much money?

I really liked the guy and I don't want to cut him loose, but this is business. 

I would strongly tell them needs to be done within the 3 days and that you are loosing rent because of this etc. 

Things like leaking pipe under sink, downspout that needs securing, sewer vent pipe out to the attic, missing smoke detectors in a unit, loose material, etc. are all very easy fixes that we would be happy to make for you. 

Faucets are all damaged (missing a cap, handle wiggly, loose): I had all replaced.9.

If I let them run loose it would probably be 5k-10k a year in unnecessary costs.Also the work does come in spurts so it isn't consistent.

You also loose out on any value add in exchange for “turnkey”.

The neighbor (also a lawyer if that makes a difference) likes to let them run loose in his (and my) front yard.

How they overcame it is either finish out the project and don't use them again or cut them loose and get a new contractor to finish the work!
