Obviously a generality but the only ones I have ever had were inherited and ultimately ended up have to evict ever one.

This lessens the success of the whole group.  

Don't buy or transfer ownership before he passes to preserve the step-up basis eventually when you inherit.

My relative inherited the PO and  didn't need an attorney but the PO required negotiation with a company called JLL who took a 4% commission on the 5 year price of the lease.

Owner occupants generally pay higher, and lots of investors prefer to choose their own tenant, not inherit yours.

I can't fathom why they would do that unless you were a direct heir waiting on an inheritance and it doesn't sound like that.

But, unless you’ve got a unique situation or tremendous wealth, like enough to trigger an inheritance tax, it MAY fit your needs at a very reasonable cost.
