My goal here is to forge strong connections within the industry and work collaboratively to learn from each others mistakes to ultimately achieve success.

With closing costs, housing costs, agent commissions, my HELOC costs, I estimated about $20-$30k profit, depending on sale price.But, now I am thinking this would be a great BRRRR to learn those ropes as well!

I am trying to learn all the things before I decide to either build on these lots or just hold it for a while.

Most of the successful real estate investors I know start small, learn all the basics and go up from there.

Since this is my first real reno, I will do a good portion of the demo but will hire someone to do reno so I can watch and learn for future projects. 

While its not cashflowing, its been a great experience, I've been learning a crazy amount of DIY things!
