I wasn’t trying to be long winded, with too much detail, in my initial post but I actually did this method on a fix and flip.

I know there's a lot of details missing to actually give an accurate answer.

How much detail are you wanting:In Renovations, this can be anywhere from $30k to $500k, depending on properties needs, scope of work, scale of finishes, access to labor, etc.

I have the details in place, but need to make sure I fit within regulatory and accounting laws.

Buyers are Liars"  And I guess the same can be said for sellers to when they do not divulge items they know.
