Nobody really knows if it works the way it was laid out in theory by a noble-prize-winning economic, as unfortunately, politicians just don't seem to be smart enough (or have enough fortitude) to do what it takes to find out.Romney doesn't seem to grasp the additional complexity of supply-side economics, and not only will the economy not be positively impacted, cutting taxes will additionally serve to lower revenue.

@Matthew Terry Sounds like a good plan, I would just caution that even if deals look good in far away places, make sure you have enough local knowledge, a good team in the area, and fortitude enough to make it work.

Some would still say no for various reasons, but I'd argue that $50,000 buys you a lot of months of negative $200/mo cash flow (20 years) and still be up on total return; and in that time, if history is any indicator, rents will rise more than enough to tip your cash flow to the positive side significantly ... and if not, you have the option to sell at a profit ... yes the market could drop but you have some cushion and if you're smart and conservative you'll also have the financial fortitude to hold through a downturn if you need or chose to.
