I think the top factors are type of home (comparing single family to apartment is no longer done), overall size, and interior features like central AC, approximate age of renovation, etc.

Example would be for a SFH fixer upper in grandma condition:   $10k for demo and permits and prep, $10k for wall removing and layout revising, $10k for basement framing, $10k for drywall, $20k for paint, $30k for flooring, $20k for kitchen, $20k for baths, $20k for any MEP upgrades, $10k for trim work, $10k interior finishes

Painting in the interior saved at least $4k.

Plenty of listings with cell phone pics showing basic interiors in my market have the top 10% trophy and well-populated calendars.

Thats another tactic;  low ball bidding, then cost increases mid-project.A 3/1 or 3/2 rehab keeping the 3/2 exterior walls but moving interior walls;   Maybe $110k

I follow a checklist in order to get rental properties up a certain standard: - The interior and exterior paint should be free of excessive wear, smudges/dirt and preferably in neutral colors.
