This is actually one of the main reasons many agents and investors may not like them generally speaking (they are often not serious professionals with a proven track record of success, the vast majority are struggling to find their first deal and are time-wasters to interact with).   

I also value the planning element, especially if I’ll be setting up a trust, so now I feel torn about which option is best.EAs aren't going to focus on auditing and planning.

There are still many homebuyers that are not as Tech-Savy or may need human interaction to get help quickly.

There are lots more that require a little bit of human interaction and a few more that need full involvement of a person - answering the phone, some AR and AP.

Of course, after that brief interaction, I'm pretty sure I just become lost in a sea of other text messages.My question is do any of you see a way to utilize a strategy like this?

Aloha,Keep in mind, NO credit is usually far better than BAD credit...and credit is only one element of your screening criteria.

That means that all neighborhoods have some element of "D class", so even if you make your property "A class", it will be held back in appreciation.
