Just based on my personal experiences in the industry for many years sometimes we ALL have to do work outs..

I guess letting people steal whatever they wanted whenever they wanted didn't work out too well.

I say this with zero disrespect intended, but is the intense focus and obsession a normal habit of his as he dives into new interests?

I'd have to offer 20 to 30 percent under asking for most of the properties to work out for me.

Does seem fairly reasonable 🤔 went high on the Reno estimate and maintenance costs ect and low on the rental amounts.. so hopefully it will work out better.. 

If you think keeping money in your backyard keeps you financially safe, just remember how that did not workout in Greece.

Sponsor vetting seems to be quite intense but necessary.

Out of state is less capital intensive but will be more energy and time intensive to find contractors visit properties etc.

Aside from a couple texts and emails, my tenant has ignored all attempts at communication even though I offered to work out a rent deferral or reduction plan at the beginning of the pandemic if needed. 

There will always be another deal if it does not work out.
