If that inquiry is out of the blue, it sounds a little sketchy. 

Someone will need to be handling inquiries, monitoring rates, guest issues that arise, marketing, repairs, maintenance, and housekeeping. 

I gave my assistant access to my Facebook account to post and respond to inquiries and Facebook said that we broke their rules and that I cannot post on the marketplace.  

Those folks simply can't be relied upon to relay inquiries, showing requests, etc or to put your best foot forward.  

I've done my research on real estate sites (realtor, zillow, mls) contacted agents but don't feel we are on the same page or they are taking my inquiry seriously.

It's the substance of the transaction, not the structure.So, the inquiry becomes not whether you are representing others and engaging in 6 defined activities but simply whether you do 2 or more deals involving real estate in 12 months.

So as a listing agent/broker I will need to be more optimized for this marketing and processing of inquiries.
