Sometimes no running water, heat, pest infected etc.As for investing in high crime areas it is true you can buy a cheaper home here but make no mistake that keeping a paying tenant is generally the issue.

I have financed a home and automobile before of course but I was wondering are there any other tips that may make me appear as a good candidate for a loan.

If they are put on a rented lot, they depreciate like an automobile. 

Automobiles in general are a bad investment unless you are mechanically inclined and can get them dirt cheap.

@Carl Mayer Unfortunately, northern Colorado is not immune from the issues facing the entire front range and that is an influx of people and not enough places for them to buy.
