The guru who is selling this program is Rob Swanson...distant cousin to the infamous Ron Swanson.Its  seems slightly different than bird-dogging/property locator.It made me think, since REI is becoming more and more competitive and a big way to generate leads is direct mail marketing using various listing source sites. 

I'm dying to get started purchasing property and renting it out however I have the infamous stopping point of to LLC or not to LLC.

I agree, the pinto was a pathetically bad American car from the infamous 70's, but I can do one better.

Not all investor lenders are OK with title in an LLC; buying with a conventional loan and then transferring title to your LLC can result in triggering the "infamous" due on sale clause.  

@Ralph Corgain Thank you, and this market is infamous for being tough on wholesalers but that being said it's not impossible.

However I was told that NJ has an out of state owner tax and then the infamous exit tax if I sell it.

The VA is in an awful bind, so I'm taking the long commute to help them with the infamous disability backlog- and can proudly say that I am personally responsible for a significant reduction in overall wait times  :) 

We verify that the tax returns we were provided are the same ones filed with the IRS (the infamous 4506-T you've heard of as an agent), and assume that it's the IRS' job to look at them to determine legality.
