He was also featured on the local news station for his innovative work.The tenant is of course taking no responsibility for any of his actions or the damage, and he mainly just throws out empty and somewhat comical threats about a team of lawyers on standby, accusations of insurance fraud, and leaving bad reviews for the property manager.

@George Bell my LLC's do two main things:1) Hide my identity, so tenants can't easily find me. 2) Separate my business and personal assets, income & expenses, not so much for tax purposes, but to avoid IRS issues.-- Just audited by IRS this summer for first time ever and had no issues!

If you have 2 identical properties and the move in costs are rent + deposit, or first month, last month and deposit, most people would take the lesser move in charges.

It comes out that they made adjustments on October 4th, to a few proeprty ledgers  18 months prior (april 2023).Also they  are trying to claim their 10% fee from the security deposits they are holding for me.They’re now claiming I owe them money that wasn’t owed, it’s only showing as owed beciase of the ledger adjustment referred to earlier.This reeks of fraud to me.

I have no idea why (never had a single fraud issue), but after spending several hours going down the rabbithole of figuring why this happened, we just want a solution.Some of the other banks we are with seem to make it overly complicated to have more than a single account.Any recos?

The important thing is to adjust accordingly because there usually isn't an exactly identical rental property.The good thing about rentals is that you get feedback about your pricing quickly and can react accordingly.
