Las Cruces market is still pretty hot. 

Unsurprisingly our economy is doing much better than theirs currently after that hot money injection.

NE Minneapolis has strong rental demand, but no area is hot in the Winter.

Since you are not a skier, a home or cabin that is close with its own hot tub and other stuff sounds great You can do much more with a home than a condo.

If you're competing for a hot property or need to close quickly, fast closings can make or break the deal.

I wanted to buy a property live in it and then rent it out later on but in the DMV areas the housing market is extremely hot and people bid 20k over asking price on houses that only have 900sqft so I decided to get into Airbnb Rental Arbitrage not only because I'm unable to get a house but mainly because I've always wanted to get into Airbnb Rental Arbitrage but never really gave much thought to it.

I bought two SFR is Desert Hot Springs (years ago).
