I know some hosts have a "forgotten" basket in bathrooms, that has all the common items guests might forget to pack yet use every day.

We have been hosting a real estate investor meetup for about 3 years now and meet the 1st Saturday of each month.

But as soon as you make a direct booking site and start an escrow account (among other things) you then cross that legal boundary between a co-host and a property manager needing a broker license (depending on your state).We CO-HOST for others and remain separated from those legal parameters that would consider us a property manager.

STR even more than LTR are management intensive and the host can make or break the ROI. 

I have 4 STRs including 2 for 25 years and I consulted the co-host for local cost estimates.  

We have had hosts on the platform since then that are continuing to do well and add units.

It's just more ******** that hosts are having to put up with all across the board.

It makes sense for Airbnb/VRBO's algorithm to shoot new listings to the top of the search ranks to "reward" new hosts for coming on the platform.
