Has anyone ever heard of rehabbing farm land , like a horse farm or any for that matter? 

I don't mean to be rude but while you stand on your high horse maybe u might consider this .

I am considering keeping my current personally owned home/farm and renting it as horse owner property. already completely set for 2-4 horses. my personal interest rate on the property is 2.6% and I don't want to loose it.

I'm going to Kick a Dead horse; you really need a business plan and checklist before moving forward. 

Paying big bucks for masterminds and courses is putting the cart before the horse.

Stall, hold the money, refuse to release it as long as possible. 

Not to beat a dead horse, but sounds like your CPA isn't correct.

There is a carriage house exception but that has to actually be an old carriage house for horses, and from what I understand this rarely applies.

My first two properties are still in my personal name and I actually need to switch that up finally, so thank for the reminder.Nonetheless, you can definitely still open up an LLC, I just try to avoid putting the cart before the horse.   

There are tons of syndication opportunities in the market place.Check out @Ian Ippolito's site or 506investorgroup for lots of information on syndications.I spend more time analyzing new opportunities than analyzing prior investments (the horse has already left the barn on those).
