I'm certainly not a tax expert, but I'll chime in with some info I've gleaned from my own experiences. 40% seems a little high unless you flip a lot of houses each year and that is your ordinary tax rate.

One other tip that I gleaned here on bigger pockets was to delete locking door handles and replace them with the dummy handles like you would use on a hall closet (no lock).

po po po From what I've gleaned in BP, them taking possession even without additional monies translates to you accepting that condition, so I believe you would now have to evict as if they were long time tenants.

You may already be aware of this, but it was news to me so I'm sharing:Apparently, the latest real estate scam on CL is where the scammer gleans your info from CL, or I suppose they could from any source on the internet (realtor.com, etc.) and post the info as their own.For example: you place a house for sale.

It hasn't had any time to gain traction yet, and while I'm sure it will eventually become an invaluable resource, the vast majority of the companies on there have no reviews yet (barring a few suspiciously positive results).Again we fall into the same pattern, the trap of no real actionable intel being gleaned from a turnkey thread.

I think it doesn't really matter what the cost if there is any amount of nuggets I can glean in 3 days instead of 18-24 months I can deal with that.
