You have to go through the process of finding a better returning property and acquiring it. it's wonderful to be generous and if you can afford it, it sounds like you're doing a nice thing providing cheap housing.

Everyone takes pictures of everything nowadays, we all have phones in our hands constantly, so I don't believe they don't have pictures.Your Contractor is right in not re-pouring the driveway while it is so cold, so I would believe his story.I would stick to your generous offer to deduct a few bucks off of the rent (maybe $100) for their troubles and then tell them to go pound sand.

Thank you for pointing me in the right direction.I'm not against financing, I just thought it may be a little safer to borrow from friends and family for my first project since we could set more generous terms that give me some padding for when things don't go exactly to plan or on timeline.

That way, it 1.) buffers out some of the rise and fall of surges in the market, 2.) makes me seem very fair and not greedy, and 3.) there is never (*yet) an instance where I'm trying to explain to them why rent won't drop, even though the fair market shows that the rent should be lower than it is.Yes, it does leave a little money on the table, but it still allows for constant, logical, and generous rent raises.
