Current owner is willing to break even on the purchase price however, in my opinion I think he should consider 5 or 10k less then the purchase price considering the amount of repairs he neglected over the length of ownership.

@Berry Starnes I just called TSP and they told me that after the loan is paid off in full you’re able to apply for another TSP loan 60 days after the loan is paid off.

On top of that, labor is cheaper, so a full very nice remodel shouldn't cost more than 60k at most.
